Salary: $80,000–$90,000 (dependent on experience)

About the Role

We’re looking for a Project Manager – Lease Management to oversee all lease-related project activities and serve as the primary point of contact for our clients. Reporting to a Program Manager, this role is responsible for executing client requirements while delivering consistent, profitable results through accurate forecasting, financial analysis, and budget management.

The Project Manager leads and supports project teams to ensure successful delivery aligned with both customer expectations and Smartlink’s strategic goals, with a strong emphasis on lease management, audits, negotiations, and compliance.


What You’ll Do

  • Serve as the primary point of contact for customers and build long-term client relationships
  • Drive team performance to meet and exceed customer goals
  • Conduct and oversee lease audits to ensure accuracy and compliance
  • Prepare and manage leasing economic proposals
  • Negotiate lease agreements in accordance with client standards and procedures
  • Oversee projects to ensure deliverables align with current client standards and requirements
  • Develop clear, detailed, and aggressive project plans aligned with Smartlink’s strategy and business objectives
  • Communicate project status through system updates, reporting tools, and deployment meetings
  • Deliver consistent, profitable results tied to Smartlink’s financial calendar through forecasting, analysis, and budget management
  • Maintain a clear understanding of customer and subcontractor contracts, pay points, and invoicing systems
  • Ensure milestones are billed accurately and on time to support project progression
  • Develop project teams through onboarding, coaching, and development of internal talent
  • Train team members on negotiation strategies and lease management best practices
  • Act as a point of escalation for both client and internal team issues
  • Direct daily activities by providing structure, priorities, and clearly defined, measurable goals
  • Monitor team and contractor performance and deliver timely and effective feedback
  • Maintain accurate budgets for assigned sites, including approval of costs and billing for all services projects
  • Provide annual, quarterly, weekly, and ad hoc reporting related to services project activity
  • Contribute to Smartlink’s body of knowledge focused on process design, execution, monitoring, and optimization
  • Uphold professional, ethical, and company standards at all times
  • Perform other duties as assigned

What You Bring

  • Strong negotiation skills with proven experience negotiating leasing contracts
  • Demonstrated leadership, mentoring, coaching, and talent development capabilities
  • Proven financial leadership with experience analyzing and managing project budgets
  • Demonstrated success developing and leading collaborative project teams
  • Extensive knowledge of the wireless telecommunications industry, including leasing, zoning, and construction
  • Results-oriented mindset with the ability to balance multiple business priorities
  • Strong project management, prioritization, and problem-resolution skills
  • Ability to manage complex logistics and high volumes of detail
  • Strong written and verbal communication skills with excellent interpersonal and negotiation abilities
  • Proficiency in Microsoft Office, particularly Excel
  • Strategic thinking skills with the ability to align execution with organizational objectives
  • Sound judgment, confidentiality, and decision-making abilities
  • Ability to adapt and thrive in a changing environment
  • Valid driver’s license with a good driving record

Education & Experience

  • Bachelor’s degree or an equivalent combination of education and experience
  • Approximately 10 years of experience in the telecommunications industry
  • Project Management Professional (PMP) certification is a plus

Physical Requirements & Work Environment

  • Primarily sedentary work with occasional lifting of up to 20 pounds
  • Combination of indoor and outdoor work environments

Travel Requirements

  • Moderate travel required (less than 30%)
