Job Summary:
The Real Estate Project Manager (REPM) leads the site development team and oversees the process for sites from site qualification, design, leasing, zoning, regulatory approval, permitting and handoff to construction. This position manages the internal Real Estate Specialists and external contractors performing design and regulatory tasks. The REPM is responsible for the completion of all tasks associated with the program assigned and reports internally to the Project Manager and may provide the customer with project updates. 

Essential Duties and Responsibilities: 
• Manage resources and assign work to the real estate team. 
• Ensure real estate team provides accurate forecasts to meet customer goals. 
• Coach team members to drive search rings to identify and qualify the best available properties for antenna installation sites; create detailed reports on viable locations. 
• Oversee lease negotiations, purchase agreements and landlord consents. 
• Train team to research zoning codes and regulations that might affect the development of the site; coordinate with various personnel to ensure sites meet engineering and construction requirements and are compliant with all regulatory standards. 
• Ensure accurate completion of leasing packages and other documentation required by regulation and law. 
• Coordinate with various personnel and subcontractors to ensure sites meet engineering, regulatory and construction requirements and delivery schedule. 
• Quality control teams SCIPs submittals. 
• Oversee teams to ensure project stays on schedule, within budget, and records are maintained properly. 
• Coordinates handoffs with contractors and construction team. 
• Acts as a liaison between the client and internal leadership in order to clearly communicate the status of a site to all parties. 
• Update and maintain internal and client databases with site related information 
• Contribute to Smartlink’s body of knowledge on process design, modeling, execution, monitoring, and optimization. 
• Maintain professional, ethical, and company standards at all times. 
• Champion Smartlink’s beliefs and values through everyday actions. 
• Other duties as assigned. 

Qualifications and Requirements:

• Proficient at MS Office and Excel. 
• Ability to adapt to a changing environment. 
• Strong written and verbal communication with excellent interpersonal, coaching, and negotiating skills. 
• Experience providing training and feedback to a small team 
• Excellent judgment and decision-making skills, including maintaining a high level of confidentiality 
• Attention to detail and accuracy. 
• Strong demonstrated ability to prioritize, a commitment to tight deadlines, and the ability to multi-task in a fast-paced environment. 
• Ability to understand and retain leasing and construction documents and related laws and ordinances. 
• The ideal candidate will have 10 years of experience in the wireless telecommunications industry. 
• Bachelor’s degree in business or other related field; or the equivalent combination of education and/or experience. 

Physical Demands and Work Environment: 
• Sedentary work (i.e., sitting for long periods of time). 
• Exerting up to 10 pounds of force occasionally and/or a negligible amount of force. 
• Subject to inside environmental conditions. 
• Moderate travel (<30%) is expected in association with performing this position.
