About the Role
We’re looking for a Real Estate Specialist II to oversee the full site-development lifecycle for wireless/telecom projects. You’ll drive search rings, qualify candidates, manage leasing, zoning, permitting, regulatory approvals, and coordinate handoffs to construction. This role owns each assigned site from start to finish—ensuring accuracy, compliance, schedule integrity, and clear communication with clients, vendors, and internal teams.

What You’ll Do
- Identify and qualify viable properties for antenna installation; prepare detailed site candidate reports.
- Prepare and submit SCIPs for client approval.
- Research zoning codes, ordinances, and regulatory requirements affecting site development.
- Complete leasing packages and all required documentation.
- Coordinate with engineers, subcontractors, and internal teams to meet technical and schedule requirements.
- Provide accurate site updates and milestone forecasts to Project Managers.
- Prepare and submit jurisdictional permitting applications.
- Negotiate leases, amendments, and purchase agreements with property owners.
- Coordinate construction handoffs and ensure site readiness.
- Maintain schedules, budgets, and proper site documentation.
- Support modifications to approved sites as needed.
- Conduct detailed file audits and prepare lease abstracts.
- Act as the primary liaison between clients and internal leadership for site status updates.
- Update internal and client databases with accurate site information.
- Contribute to process improvements and operational efficiency.

- Perform other duties as assigned.

- Proficiency with Microsoft Office and Excel.
- Strong written and verbal communication; excellent interpersonal and negotiation skills.

- Ability to prioritize, meet tight deadlines, and manage multiple tasks.
- Ability to understand leasing/construction documents and relevant laws.
Education & Experience
- Experience in telecommunications and/or commercial real estate preferred.
- Bachelor’s degree in business or related field OR equivalent combination of education and experience.
Physical Requirements
- Primarily sedentary work with occasional light exertion (up to 10 lbs).
- Indoor office environment.
Travel Requirements
- Moderate local travel (<50%) expected.
