Salary: $55-60,000 (plus bonus structure)
Location: Remote, but must reside in Eastern or Central Time Zone

Job Summary:
The Real Estate Specialist (RES) supports the real estate team by optimizing the leasing process and managing complex lease negotiations when needed. This role is accountable for executing all leasing activities related to their assigned sites, ensuring timely and accurate completion of tasks while maintaining strong stakeholder relationships.

Essential Duties and Responsibilities:
• Conduct lease audits by reviewing and abstracting leasing documents and accurately calculating rent obligations.
• Ensure timely and complete preparation of leasing packages and related documentation.
• Negotiate leases and purchase agreements in alignment with client specifications and business objectives.
• Address and resolve landlord-related disputes in accordance with lease terms.
• Identify and correct discrepancies in lease language to ensure clarity and enforceability.
• Process Estoppel Certificates and Subordination, Non-Disturbance, and Attornment Agreements (SNDAs).
• Initiate rent payments and exercise lease options based on contractual provisions.
• Monitor and track critical dates and actionable items outlined in lease agreements.
• Maintain and update internal and client databases with accurate site-specific information.
• Contribute to Smartlink’s knowledge base by supporting process design, modeling, execution, and optimization initiatives.
• Other duties as assigned.

• Bachelor’s degree in Business or a related field, or an equivalent combination of education and relevant experience.
• Proven experience in the telecommunications industry, with a strong background in commercial real estate.
• Proficiency in Microsoft Office Suite, with advanced skills in Excel.
• Demonstrated ability to thrive in dynamic, fast-paced environments and adapt to evolving priorities.
• Exceptional written and verbal communication skills, with strong interpersonal, coaching, and negotiation capabilities.
• Sound judgment and decision-making abilities, with a commitment to maintaining confidentiality and ethical standards.
• High attention to detail and accuracy in all aspects of work.
• Strong organizational skills with the ability to prioritize tasks, meet tight deadlines, and manage multiple projects simultaneously.
• Ability to interpret and retain complex leasing and construction documents, as well as applicable laws and ordinances.

Physical Demands and Work Environment:
• Sedentary work (i.e., sitting for long periods of time).
• Exerting up to 10 pounds of force occasionally and/or a negligible amount of force.
• Subject to inside environmental conditions.
• Minimal travel for this position as needed i.e. company meetings
